What happens if there is a special assessment? 

If you can or would like to share knowledge of Counties, neighborhood, or zip codes where fix and flips would be recommended it would be great.

While I do tell people they should have travel insurance, especially planning a trip to SWFL during hurricane season, I also try to be understanding under special circumstances.  

Investing in Florida I look for 2003 or newer because of the build code changes the year before greatly reducing insurance costs.

Medina for example is one of the highest priced zip codes in the country!

But there are lenders out there that specialize in these.

The special assessments were outta sight.

They include: zoning requirements, building codes, impact fees, permitting requirements, design standards, public land requirements, and federal Occupational Safety and Health Administration regulations and other labor requirements.

We specialize in remodels in the North Lake Tahoe area and rarely take on projects in Truckee. 

Since SF is a special case, this risk is pretty common.
