I built some new construction up in Ocala area and it was uber frustrating as well getting permits my GC I hired though finished the projects although it took way longer ( not his fault) So for us it was not a great investment we made a little return but nothing that was commiserate with the risk.I think this is an issue with FLA with the uber growth going on etc.

A lot of the projects that are going on here aren't finished yet and new projects and developments are popping up all the time. 80 people are moving here every single week and 80 homes aren't being built, so demand is rising!

If the utility companies are all different like the properties are in different counties you can put all the properties on Google Sheets/Excel and break the pages down by county and list the addresses going horizontally and put the things you are looking to track Taxes - is this not built into the loans on the properties?

A few good ones to consider are: an oil tank sweep if the property was built before 1980, a radon test, particularly for basement condos or units, a mold test, a sewer scope, and a termite or pest inspection.General home inspectors often offer some of these as add-on's, but keep in mind that they might not be as thorough as a specialist.

However that is also just natural in that more active members are going to be those younger investors that are in the high leverage growth phase and are asking questions and seeking help because they are new at it, vs many of the investors that have already built their larger portfolio and have consolidated it, now have low leverage and are just enjoying the fruits of their labor don't come on as much other than to help others since they don't need to ask questions as much.
