Which is just as legitimate as saying Amazon is a "public domain", as the argument had the exact same merit that since it dominates the industry market-share volume, ie many/most use it, it there in is "public domain".

Your statement is hurtful, empty, and without merit!  

The key to whether this system will be a big winner is whether potential investors see merit to the deals being offered, and whether they will actually invest.  

Both strategies have merit.

I think the original post from @Kenneth Garrett deserve merit because is a genuine post, he feels he is fortunate at this point, and looks like his enforcing rules are working, and that's awesome!  

If your hypothesis had any merit, "conservative" areas like Branson (and Gatlinburg, in my backyard) should be picking up the slack - yet Branson's tourism revenue is down almost 10% for the year compared to last year.

Each 1031 stands on it's own merit and situation. 

I understand house hacking is not for everyone (I started off house hacking, but wouldn't do it now that I have kids, etc), but I think it has a lot of merit in our area.

Assuming you adhere to your set screening standards you never require a co-signer you reject any applicant that can not pass on their own merit.
