I didn't want to pay HOA fees, but HOA's include property insurance to the exterior, so I don't have to buy additional property insurance, plus you get to enjoy all the amenities (cable,gym, pool, tennis, clubhouse, security,etc).

I have seen some become self storage, some workout gyms, some garden centers, some antique stores etc.My clients tend to buy retail centers with internet resistant tenants for mix like doctor, nail salon, hair salon, karate school, gym, restaurant,etc.The sky isn't falling in retail.

Any business is a gamble, even cash flow rentals, a Subway shop, or gym.

Hotels (or gyms) are not using cheap towels or cheap detergent and they use high temperature commercial washers.

He spends what little free time he has working out in the gym, because it helps him do his job.

The people at your gym, grocery store, and bar will buy a house or will think about buying a house in the future.

I think buying smart a condo is a great investment BUT I would not buy in a huge complex with pool, elevators and gyms.

All my artwork would go, along with the suit of armor and the full size Marilyn Monroe display.I would leave the beds, vacuum cleaner, charcoal grill, cable/wifi service, washer/dryer, the gym equipment, all my adult oriented artwork that has my contact information on it (calendars of scantily clad women doing construction work).They would need to pay the gas, elec, water, trash, sewer. 

Some COAs will provide all expenses (TV, internet, electricity, water, pest control, building insurance, etc.) and plenty of amenities (pool, hot tub, shuttle service, restaurant on site, gym, etc.), while others provide very minimal value.
