As for the buy now or wait, as @Adam Tafel mentioned, the harm in waiting is you continue to pay rent currently, which is money out the door (meaning minimal in the grand scheme of things). 

In the grand scheme of your life is a month or two of cash flow really going to make a difference?

I also believe that with the internet and virtual assistants there are ways to weed out people who are not serious at scale.I don't have any grand illusions that I'm going to quit my day job in a year, and even when I replace my income perhaps I won't want to quit my day job...  

But I wouldn’t mind helping to get someone in there for a few grand.

I'd imagine they will end up owning you several grand.

You are being hurt by it, but that’s not very important in the grand scheme of things.And your knowledge of history around the issue of property rights is minimal.

Just this past weekend , Family is moving their elderly father from out of state .Kids are on the lease , 820 credit score and make 18 grand a month husband and wife together .

On our first property, we had some electrical issues that needed to be addressed - in retrospect, we got taken for ride by the electrician - yes, he did the work correctly, thankfully - but clearly overbilled for his time and took us for over a grand more than it should have cost based on our experience subsequently.  

I paid $1,500 bucks to attend a three days seminar over the summer of 2019, but they wanted 40,000 grand to team up with a sponsor and learn from someone in the business already ( I don't have 40 Grand laying around, just yet).

As of February, I am also a real estate agent, and plan to transition into that over time.Basically, I only have a few grand saved as a safety net but plan to increase that as my pay increases and I start doing transactions as an agent.
