For a first time investor, I definitely recommend house hacking for most people as homeowner loans are by far the best in terms of rate and LTV.

Otherwise perhaps your winter people will pay $500 extra if your cap is $500 and that is not what your competitors will be doing.

I think most people are content with a decent tv in a comfy living room. 

What do people do when they run out of funds (liquidated credit cards and family members assistance)?  

I’m happy to be in a forum with fellow investors and people wanting to master real estate.  

People will rent homes in that area because they cannot yet afford to buy, but hope to buy a newer home in the future and keep the kids in the same school system and around their same friends.
