I was coming up with the same thoughts who is buying 4.5 caps when the best rate I personally can get from my commercial bank is about 6% these days or a tad north of that. the bias from syndicator or sponsor cant be under emphasized in looking at some of the larger offerings a 1 to 3 million dollar up front fee is a lot of temptation to take the deal down and work it through the best you can.
