One year ago I purchased my first rental, house hacking a 4000 square foot duplex.

The only issue I have with Dynasty is it has a lower per square foot coverage than the others, but I guess if you want something to last a long time its all about having a good "Mill Thickness" anyhow. 

For reference, I live in South Florida, and I recently had a similar situation with a basement of 1100 square feet.

Mortgage interest rates will remain elevated for a longer time period and I am estimating we won’t be back to an attractive rate - below 6%, where folks storm back to the market and feel comfortable leaving their home w/ a low interest rate mortgage - until the 2nd or 3rd quarter 2025.

This would be something around 1200 square feet and probably cost $150 a square foot not including the lot. 

It will come up in a future search for open permits on the house....and then you will lose square footage value for one.

Huge square footage (2640 sq ft) for a 2 bedroom which indicates to me there could be room to add a third bedroom. 

Right now we have rentals in Texas, Colorado, and Washington.
