I think those rules have been in place for a long time.U need to be a broker/dealer and or i have seen RIA do this I think legally. but you do need some sort of license to raise money .. or you need to be principal or an employee

D2S is great too, just know it's more work and will take more time refining your scripts and motivated seller list criteria, doing split testing, negotiating, and taking phone calls often.

That value hasn't been realized, unless you refinance, or get secondary loans, and doesn't guarantee future value.Also burns me up when they pass a bill and say they know it is unconstitutional, but they'll let the courts sort it out.

The paperwork sort of selling yourself is the VERY EASIEST part.

I don't know if today's climate of the city recognizing a need for more housing might make some sort of small difference (something you'd have to discuss with them) but, other than that, this is an accident waiting to happen.

As a result, sellers who list their properties during these months may be more motivated to negotiate on price, offering better deals for buyers.

They will have all sorts of resources to help you. 

Hang in there and try to keep yourself motivated.. you may be surprised to the upside in the end.
