In the long term I think there is merit to rainer valley but short term its tougher.Shoreline has some ADU allowance but only for owner occupied I believe but you can also get a bit more for your money over there in terms of bedrooms for the $$$.The folks I've worked with tend to like split level homes that can be separated to create that attached ADU or AADU unit below and sufficiently add a DADU or detached ADU in the back (min lot required 3200 sqft in city of seattle).

Tenants are already in the building, and it's looking like we need to be in damage control mode.It was a little aggravating that it was not caught in inspection, but I think the 'seller as flipper' merited a more thorough process from our end.

I have portfolio financing options but they are pretty hard to actually get approved (high fico, DTI, and asset requirements, property restrictions, etc) however if we're talking about portfolio financing from a local, commercial, or business bank then yes its mucher easier because these products are not judged on the merits that are typically used on standard residential criteria but rather commercial lending criteria.
