Good luck @Bob Stevens That's pretty crazy with no training, reading anything at all you intuitively knew how to, realize whom might need to sell, how to find their info, contact them, what contract to use for a wholesale deal, how to structure deal, what formulas are proven, how to figure rehab cost, where to find buyers, etc., etc.... probably no need for a real estate consultant either, right?

In Texas a LOT of rental types smoke and so do their visiting friends and family members.To me that seems intrusive and counter-intuitive to making money from rental units.

I guess what we'd like is a program that is user-friendly/ intuitive, can keep easy track of payments, maintenance work orders, and if it can possibly communicate with Quickbooks or tax software or can at least compile things in a format which is easy to integrate into tax accounting that would be great.
