Yes you can go to command.

It's a vibrant neighborhood, and houses immediately facing the park tend to command a premium, especially if there is off-street parking.

I know how to set the rents based upon BAH (for E-5 rank), how to go through the chain of command to collect rents, etc. 

You will command a better price for a {partially} filled MFH, than an empty one (provided you have placed quality tenants).  

I prefer higher end condos in good neighborhoods that command high rents from decent tenants.

Going this route means you need to take command of the situation early on, you need to be seen as the expert in the room and demonstrate a bit of understanding, empathy and interest in the other party.

The yard needs landscaping help and I can build a two car garage to add additional value and add a privacy fence and it should command a bit more in rent.   

MHs are expensive in Bozemana and command high rents, that's true.

We are currently under the impression that the furnace works fine (although we don't know for sure.)My husband / business partner thinks we will need to add central air to command the most for the property.
