Doesn't sound like you have a motivated seller on your hands which is critical to getting a good deal.

I’m mostly interested in using it to find vacant properties/motivated sellers.

There is not one thing you will go through that hasn’t already been addressed on this site by another person one has to determine what their motivation is and what it is they truly want to do with real estate..

@Matt K. if tenants are sophisticated and motivated enough to link you to related entities, then we've got much bigger problems lol

From my limited experience, non-investors potentially think differently and have different motivations. 

That being said, no, this is by no means the typical experience and you should take everything that happened and use it as motivation to get educated.

I have a motivated seller who said he doesn't care about his credit or a foreclosure he just wants some money in his pocket.
