New Rules:The code requires vacation rental owners to adhere to a list of regulations, including:Non-residential uses of a short-term rental are prohibited.An emergency contact must respond to requests from public safety officials within one hour.The owner must have liability insurance.Owners must conduct background checks within 24 hrs of a stay to insure the person booking the rental is not a registered sex offender.Owners must notify inform adjacent single-family homeowners or units on the same building floor in a multi-family setting that they are operating a short-term rental within 30 days after receiving a license.Rentals must include smoke detectors and an exit map.Short-term owners/operators must not leave trash/garbage in public view unless properly in collection containers, and must ensure that trash/recycling collection containers are properly placed and removed per collection schedules.The rental must be cleaned after each stay.Pest control must be conducted at least bi-monthly.Four-foot barriers must be up around pools and hot tubs with gate.

I'm not as familiar with the southtowns; they seem to reflect the northtowns in some ways, but they're generally perceived as not being as nice.I would recommend at least looking at the area via Google's street cam for the turnkey.

I'm in contract on a flip where I had doubts the property was ever connected to city sewer, yet could not find any evidence of aseptic, a quick call to the sewer dept they cam out a few days later dumped die down the sink and sure enough confirmed its connected.

It's possible that a tenant might hire someone from less secure sources like Craigslist, leading to situations that could range from property theft to physical assault.Moreover, there's the additional worry about the safety of vulnerable household members, such as children, if the tenant happens to hire someone with a criminal record, for instance, a registered sex offender.

Currently I have a Nest cam on it so if we get any rain, I can monitor it from my phone and listen in/watch to make sure it's starting.
