I have personally owned investment property (both long-term and short-term rentals) along the lakeshore.

I called and emailed Nomad daily and could not reach a live person, even in an emergency.

Personally, I wouldn’t invest in a market where appreciation averages only 2%.

Personally, I started my investment journey with multifamily properties before moving into single-family homes.

Nice to see Zillow agreeing with every sales person from Buffalo LOL.Buffalo is a good market to invest long term if you get a good property, on a good street, in good condition.

@Nathan NoorlunRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I haven’t done my first deal yet, but through hiring a local contractor to build my personal residence I had this idea that I don’t hear people talking about.

We have done it both ways where we fund purchase and they cover rehab but if the individual is less experienced we do not do it that way, we have them put more money into the deal from the start and fund the draws, reason why is we also had a deal where the person said they would do this and never did anything and property sat and loan matured and it was a pain.Just recognize you will still not get 100% financing for the purchase, so you are putting money in up front. 

I personally find that half the battle is just getting myself to write down & track progress
