You take the "free" proceeds from the worst-performing properties or ones in need to the most work and invest them into better properties.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Most users may not visit a 3rd party site, and you could collect some answers by asking for genuine feedback here on the forums.

I.e. the value-add player that has moved to more core deals, or heavier performance alignments shifting overtime to more fee heavy structures.

Once you start thinking about how properties will perform in year 5 or 6, you can start thinking of your initial financing as more of a bridge to secure the asset, which allows you keep growing. 

So, those 13 clients weren't impressed enough (or reminded) to write a review on the most public buyer site out there.And no, they are not all this year.

You could take the equity and build a site with smaller cabins in a new area to really maximize your cashflow and efforts. 

@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)
