Again, $25,000.As a contractor, you virtually have to hire this stuff out because trying to do all the paperwork required such as OSHA logs, proper masks, good faith survey, air quality monitoring, daily logs, safety manuals, medical clearance before and after, etc. is not possible for a licensed contractor to have all the paperwork done properly.

If you dont want to pay $400 per property, At the minimun, have your PM hire someone for a day, to walk through the propertues and note condition of the various systems, roofs, mechanicals, peeling paint, driveways, etc... if your pm was recommended by the seller, hire someone else for the walk through.
