One thing to note when looking at the individual markets, you can make or loose money in any market.

How does an investor come in and tell them they'll have to pay $200+ and risk loosing them and having the property(ies) vacant.

However, loosing a tenant gives you the opportunity to go in and do the renovations that you need to make to justify the higher rents.  

If there is a high fear that they could loose money it's gonna be a no go.

Some of the repairs/upgrades suggested by the inspector are Central A/C (Currently window units), Upgrading the electrical breaker box & an in depth electrical inspection as there are some loose wires in the attic, pest/rodent control, and to fix a fence that is falling over.Also, can anybody help me analyze this deal?

If you sell you will loose quite a bit in agent fees and you might never buy again in a prime location like Mountain View, You seem fairly young and have long investment horizon, if you are able to hold on to this long term you will most likely reap the benefits like its doing for @Maria D.

I have much much less problems since I have started the higher deposit which in turn encourages them to clean and move out on time which allows me to not loose a months rent at a turnovet.
