I was envisioning some dude with expensive bespoke suits, gold watches and driving around in a Rolls Royce but he was super chill and down to earth.

It has been 35 days now and she still hasn't moved and we are kind of freaking out as time is money and the lady is not very responsive to our calls and text messages.

So you had lots of vacancies in the weekdays and then people having parties on the weekends.Lots of locals smoking weed on the front porch / blasting music on front porch, plus worse, that I wasn’t fully privvy too.Airbnb is making it harder and harder to screen Airbnb tenants (a quick Google / FB stalk is impossible without last names / photos being shown).A party starting to kick up at 2 am that you’re watching from your outdoor cams hundreds of miles away and your 450k home on the line is a terrible feeling.Anyone who’s been doing Airbnb long enough has horror stories, big items stolen, thousands of dollars of damage, or worse.

Coincidentally, after reading this thread in the afternoon, then watching the news the same night, I saw a story on EV fires.

This lady has mental health issues and was having massive meltdowns and unbalanced episodes.

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy. 

Watch out for fine print that requires an additional fee at closing - this is a huge red flag and how most flat fee companies make money.
