I find it a great way to earn additional compensation as long as its a deal I like with conservative leverage and strong operators I trust. 

Or, should I focus on just holding these forever type deal and build a cashflow monster? 

My chief complaint is the lack of communication and an actual project management plan... thats good news I know some lenders get pretty concerned when construction is so slow.. but sounds like a great deal and I know RTR will be there every step for you guys.. did not realize they were the conduit for this transaction.

Because you need to send 3000 mailers calls or texts to the foreclosure list to get one deal. 

It's a bit burdensome and can make many sellers of such properties nervous since they often don't want to tell their tenants they're selling in case the deal falls through.
