A tenant trip and fall case prior to close?

The issue, of course, is that renting close to a college/university is highly seasonal in that students want housing mostly for the beginning of the fall semester. 

I started investing this past fall and my start has been ROUGH.

Looking at all the options on Zillow Rentals it seems like there's a lot of places falling apart and landlords want their tenants to pay for everything (no washer/dryer included, lawn care not included, first $100 of any maintenance requests, etc).   

Every fall I send calendars of scantily clad women with my advertising to the H.R. dept of every contractors company that has rented from me.There are magnetic signs on my truck.I have a side job. 

Do not fall on a brokerage that offers or aids you in getting your real estate license or will reimburse you for your RE license because those are just to bait for new agent or to get people to sign up.

Michael, the promissory note has a clause that if the appraised value falls below the purchase price the balloon an can be extended XX months.
