Will you hit the pavement and find them yourself through marketing, driving for dollars, cold calling?

I just don't know where to find deep pocket investors that would be interested in this type of arrangement.  

The market drives commissions. 

I am looking for a basic CRM to help me keep track of the properties that I find while driving for dollars.

Stairs can be $8 each plus replacing the existing padding will drive the end costs up.

And, fair warning to all (and we will give warning, except in cases that are so long overdue we should have dealt with them years ago), thinly veiled attempts to drive business, without a real effort to provide practical advice, will be similarly moderated going forward. 

We charge our owners $50/hr and the toilet install would look like this:1hr to drive to and from HD, 1 hour to remove the toilet, 1 hr to install the toilet, $100 - $150 for materials = $250 - $300.

Otherwise, the renters could be bitcoin mining or driving 2-3 electric cars and you’re paying for everything. 

I work in property management software so I often talk to property managers and investors across the country about their strategies and experience with investing in their areas.... but for our first (few) investment properties, we'd like to stay within driving distance (currently live in Quincy, MA). 

They know how to really reach you deep down where it matters and get you all pumped up convinced what you need is what they offer to be successful.So how do you not fall for that?
