Where in Indiana are you contemplating investing in?

I would focus on determining level of violent crime; murder, rape, aggravated assault, carjacking, Auto theft and the like.

Personal property is from unauthorized occupants one of whom has committed assault against the other but police declined to press charges.

I live in Naples but previously lived on Marco and am contemplating building a STR there.

I'm currently limited by HOA to no STR and leases of at least 90 days or more for the property that I'd contemplate selling as part of a 1031.My other ATX property is downtown and has a 30 day min lease period - which is very workable. 

I was contemplating the idea of purchasing the home from my parents and them keeping a portion of the sale and the other portion to be distributed to my siblings.

With todays market, I know that one bad period can throw me underwater on the loan although I'm contemplating if a live-in flip can force an equity that at the very least covers for any potential dip in the market. 2) FHA on a multifamily: It's a Bigger Pockets bread and butter situation.
