@James DeRoest, your observation can apply to a lot of places currently.

I simply observe the folks on BP, now that I've been around longer.

Very smart to bring in people to observe, ask questions, etc.  

Of note, interest rates are an influencer rather than a driver (eg interest rates in the us were low at the time of the crash).Their are a lot of purpose built student housing units being built in Waterloo so there could be an over supply issue with student housing there.Edwin Szeto interviewed Tom Karadza on his podcast recently and he spoke about starter homes being less vulnerable to slumps because there is still demand for them and they go down in value less...thought that was an interesting observation.

That's some coincidence.My observation aside, you as the individual  investor must first come to a conclusion of what your goals are by owning real estate long or short term.

The following are just my own observations/things that I've learned from talking with realtors/investors/families with children in the area.

Just seeking everyone else's observations. 

Getting registered just means that the contractor complied with that part of the PA Home Improvement Consumer Protection Act (HICPA); based on my observations and my reading of that law, far too many contractors only comply with the registration aspect and not the rest of that law.
