Aim for 6+beds and theme 3 bedrooms strongly and you should do well.

However, a lot of material from this book is available for free on his website.

The other issue that most didn't see is that now the STR market is 10X more competitive - if you can't market a property to its fullest : Themed/ Clean/ Location/ Instagramable.. then most will get buried in the rise in taxes and insurance.

Websites claim ocean levels have risen almost 10" in the last 30 years, yet Gore and Obama are still buying beachfront property, boats are still pulling into the same docks, etc.
