Personally, I prefer to manage all my properties because a) no one cares about them more than me, b) there's no PMs in my town worth a crap anyway, c) my properties are fully renovated and rent so fast that PMs would do virtually no work for their pay anyway, d) I'm a control freak, e) I make more money. 

I also remember hearing on a BP podcast that this virtually never happens, so I don't know what to make of that whole thing.

The HVac needs replaced so that virtually took us out of the deal. 

Succinctly, I think there's an art and a science and that you should use conservative underwriting and follow the data.

Notice how virtually everyone in the thread has said 2yr lease has more cons than pros.

We have a team of virtual assistants that are trained to setup and manage short term rentals.

We have such low inventory with virtually no builders building spec homes around here - if the numbers dovetail in with what the market will support, I'm hoping it's a strategy I can repeat, then move into actual spec homes once that model has proven itself.

Anything is better than a shell with 'street art' on it.
