Perception is the reality. 

I was considering going down the road of purchasing a property in Hershey to serve as an AirBnB....from what I have been told, the township has always been rather strict from a zoning perceptive for many years.

I get your reasoning and why you think this way Heidi, but a lot of these points come down to your perception or a specific part or aspect of that city.

@Joseph ODonovan I'm rarely around brigantine but my overall perception of Brig is that there's a lot of renters but also homeowners there.

Unfortunately some of it is simply in the perceptions and biases of a college financial aid officer who is not an accountant.

I don't know if that's an outdated perception due to improvements being made by the city, but I would try to talk to somebody on the ground there before investing.

My perception is that the management of the park intentionally interferes with the homeowner's sale for long enough that many homeowners abandon their properties. 

Which means it'll be hard to shop by "listing agent sucks at their job," since online reviews only tell you the consumer perception about how good someone is at their job, which is only vaguely correlated with how good they actually are.

Truly makes a difference in perception when you break down that extra $300k for just $200 a year ;)
