I would consider adding loss of rents coverage.

Time overcomes low cash flow to some degree... rents go up while your mortgage stays the same and your tenant pays down your mortgage.  

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I would also target ones that are ideal for renting out when you move out so maybe do a lower price point. 

. - Has accumulated tens or hundreds of thousands of dollars- Has a thesis to purchase extremely distressed office buildings in urban locations, get them re-occupied, self-manage and work in and on the buildings to get them re-rented, preferably Denver.

Bought it as a safe bet thinking it would do roughly $35k annually in short term rents.

I would buy a fixer upper and rent it out.

As long as the rents can cover both the current PITI and proposed P&I payment, credit is at least 680. you should be able to qualify. 

Renovations are almost complete and will be looking to rent out a unit.

My partner's client is spending just under 200k for an ADU and will be renting it for 1800/m.
