Now that we are looking into the next property, we are trying to figure out the best way to handle the financing of it.We don't want to do the HELOC again - it worked the first time, but things have changed and - realistically- we were pretty fortunate that it worked as well as it did the first time.The cabin is was purchased at $230K and it's probably worth around $285K now.

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

I love the concept especially given the need in your market for storing things like snow machines, boats, rvs etc, but also for repair or general "fab shops".As long as you are seeing the demand in your specific market for these spaces, and perhaps its worth getting some leases signed up prior to breaking ground but thats a personal preference thing, I think the numbers look promising if the use case is there.
