These are obviously hypothetical numbers, but hopefully this helps get the creative juices flowing so you can think through what might be possible. 

Hopefully in the short term and not the long term, relying mainly on rental income from an underwriting stand point has to be taken with a grain of salt given the immense waive of unemployment and businesses going belly up.

You ever think to buy say 1 house at a higher price that needs less rehab , juice the rents, and then refi.

With building an ADU, I feel like the juice is never worth the squeeze.In Denver there are a lot of basements that can be turned into mother in-law suites by adding a small kitchen.

The juice just isn't worth the squeeze, IMO. 

It may turn out the cost is not worth the price . . . juice is not worth the squeeze as they say . . . but you will get a pretty accurate number.  

I'm not sure where you are, but if you need a dozen permits that will cost 20K and take 2 years to get (I'm being hyperbolic) the juice may not be worth the squeeze.Good luck!
