I think the ideal portfolio is a few properties that throw high cash flow (crappy), a very few that throw negative cash flow (you think they may have appreciation potential, and you bought for nothing down) and a bunch of bread and butter 3/2's in good neighborhoods, that throw moderate positive cash flow.

I found areas like Clermont Florida for example with great Class B SFH areas given the moderate commute to parks and some of the biggest orange producers in the state.

I can see having difficulty as a brand new LLC but if you have good credit and your debt to income is low to moderate and you are currently employed I don't see why you are having trouble.

I thought that Josh and moderators have the magical privileges needed to change the title; I've seen quite a few titles changed over time (including the "Buyer's List" sticky in the wholesaling forum).
