House hacking would be the best option for this area though (almost only really viable option for investing without large cash reserves, unless you flipping).Big Bear Airbnb strategy is speculative right now with most Airbnbs up there not preforming well at the present, unless you have a lot of experience.

Id either focus on flipping - maybe pick up some good deals now in the weather affected areas, or getting duplexes in other states less likely to be affected by Hurricanes.

thank you very much. a lot to digest. it sounds like if my Solo business takes my existing 401k (only 401k funds I do not have roth funds) and my business pays me to flip homes and consult, then i can put my funds directly into the 401 solo plan. i will definitely reach out to my accountant as well.

So need to already clean heavily to keep them in working order that also looks good.So in this city and building, faucets and fixtures do not last long Before they need to major cleaning or maintenance or possi ly even replacement.For sure if it was a flip property it would make sense to end up not putting one in.
