Quick question about property management:In your opinion, is it better to hire a property manager (pay about 7-10%) for a company or use a software system to save money ? 

Houses are complex systems where lots of stuff can go wrong and there are lots of opportunities for improvement. 

So, I paid $650 for both the pumping and inspection.Unfortunately, the inspection revealed an undersized septic system (500 gallons) – they recommend a system larger than 1,000 gallons.

(Sound like good reasons not to pump in to shower.) but that many/most people do it, especially if it drains in to a septic system.

For me, adopting a robust CRM system has been a total game-changer.

Have around 10 units self managed and looking to optimize my business systems to be slightly more scalable and automated.

A quick browse through their website and reviewing their offerings clearly show they have the right systems in place and know what they’re doing.

Looking at my first flip and some of the properties I am looking at have "gravity heat" systems.

Assign due dates to those steps and have a system or process in place for tracking your progress whether that be as simple as being written down in your notebook or as complex as having a project management software.
