How ever, when I was younger I invested in bitcoin(more like gambled).

Never gamble on appreciation.

Is it a really nice area of Temecula or Corona, which will almost certainly still be really nice in 20 years, or do you want to make more of a gamble and go for a place that seems like a bit beat up now but on upward trajectory?  

If you have to cycle thru a few tenants, it's going to be rough.The area is not good where you're looking, but for a decent house and a decent tenant, it's probably worth the gamble.  

@Ben Leybovich , it certainly could be, but that is always the gamble isn't it? 

Its not a family destination and people are not flooding there anymore because of all of the surrounding states allowing gambling.

It's very much my home and I am thrilled to see it growing.My partner and I have managed 2 single family rental properties and done much of the work ourselves.

We lived in Vancouver, WA, for a few years, and were so thrilled to have hiking trails and parks along the Columbia River, great libraries with lots of resources (great financial planning books).

He gave great lectures and thrilling insights about his experiences.

I'm not here to gamble on hypothetical numbers or what the future may hold.
