Has anyone had good success wholesaling out of the Dfw area and what tactic worked best for you on finding motivated sellers?

There are short sales in there everywhere, everything's for sale and anything under contract is usually $100k or more below what the seller paid for the property.

The provisions in the second contract govern the final close so you have to check for discrepancies that would invalidate your contract's provisions with the seller.

Overall great macroeconomics great for investment - there's the booming tech scene, rapid growth in population and the job market, strong rental demand, and landlord-friendly laws.

I knew demand was strong for RV and semi truck parking.

But we're also finding a high demand for 1 bedroom relatively inexpensive stays like studio apartments. 

I don't know the rental demand, or the demand for families buying single family homes in that area.

Do you go direct-to-seller to find your deals or do you simply purchase from the MLS or wholesellers?

We agreed on seller financing terms, and I acquired a cash-flowing property with minimal out-of-pocket expenses.
