It's hard enough as it is to put larger deals and capital together let alone limiting that to the same 10 near-equal partners...and at any level of scale or over extended time periods.I know sponsors who work with small investor databases but it's still clearly a syndication with active and passive roles and equity splits that vary from capital contributions.

You can focus on your career moving up to better tech roles making great money to pay down your debt fast or you can try your hand at real estate again with something smaller.

Capital improvements should be an expense of the land owner as part of a lease option, otherwise you risk throwing that money away if you do not exercise the option.If the Seller's big concern is taxes go with a straight Seller Financing arrangement as it will provide the same outcome. 

@Alex Silang I am not claiming to be an expert but I think your best bet would be to look for a turnkey provider in a place conveniently close to you and see if they would be willing to give you a role in what they do - maybe doing something you are already good at, so they benefit, and in return you see and learn what they do.I am suggesting this because in my line of work there are many many people with academic and theoretical knowledge but they often haven't ever really applied any of it.

Also, excel gives us IRR, xIRR, MIRR, xMIRR, so convenience definitely plays a role. 

Because I know our nervous system is in direct correlation with our gut health, I will make sure to continue eating healthy and exercising daily so I may always feel energized and ready to take on whatever challenges I need to face.2.

We like the vibes of the area as there are always people out and about in the neighborhood exercising,  or walking their dog etc.
