Generally though, you want an area with a college that is expanding in enrollment but doesn't have enough (or quality) off-campus housing or if they don't have enough on-campus housing.

Many small town "colleges" are on the cusp of becoming "universities" where they will increase enrollment and therefore have the need for more student housing. 

You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.

Just saying you're enrolled in school with a graduation date picked out can be enough to get you noticed.  

To be fair, markets that appreciate could also experience similar issues such as the tech industry moving out of SF, Universities building a ton of new dorms or reducing student enrollment in Boston, or the entire developed world going bankrupt and no longer able to purchase homes in Hawaii.

In particular, I am also looking for audiobooks that are narrated by the author of the book.I just enrolled in the basic online courses required to get my California RE Saleperson's License.

I have to take one more class to sit for the state exam which I am currently already enrolled for along with a real estate investing course.The problem with traditional learning is that it is all theory and concepts.
