Investing out-of-state is tough and finding a strong PM in these cheaper markets is equally difficult.

The all-in price should be right around $12 - $15 / sq yd, which will include the carpet, padding, all misc materials and install.

As you know, material, labor, and supplies for roofing can change a lot within a matter of weeks / months. 

Using borrowed money is going to make it difficult because you're putting extra pressure on whatever you buy, and with prices and rates high it's going to be tough to get a return for years or even decades.  

I will not start work without a deposit big enough to buy the materials for that phase.

Anyway...to the lady who wanted to find tax liens...there is a ton of free material on youtube that will walk you throught the process.

We charge our owners $50/hr and the toilet install would look like this:1hr to drive to and from HD, 1 hour to remove the toilet, 1 hr to install the toilet, $100 - $150 for materials = $250 - $300.

It has been tough to find anybody with the city who can give me direct answers about the rules of running a STR there though.
