There's still a huge disconnect between perception of Detroit and the reality on the ground.

Your perception as a serious investor means you understand what "running comps" and other staples of the business actually entails.  

I'm actually thinking about more than just costs rather guests perceptions.  

The perception of manufactured homes by many is very incorrect.

It's sometimes little wonder the public perception in N.A. is that solar is a cute, expensive, feel-good project.

Contrary to perceptions, this actually makes the Mexican market actually less risky than many others that are propped up by cheap debt.- There is little competition contrary to what's going on in North American markets.

Its a lot to do with perception.  

Georg/Hamburg, Neukoelln/Berlin or many others where you have seen complete neighborhoods changing both in investor and tenant perception (with the corresponding hikes in rentals and sales prices).

Some of you guys' perception of wholesalers is laughable at best.

FHA and 203k FHA loans dont necessarily make things more difficult but it does have its challenges because of the realtor/agent's perceptions of what FHA is, how long FHA takes to close, 203k FHA's, and what their experience has been in the past.
