During the Maverick Investment Group webinar, ABC Baltimore made the following guarantees that were also in our final contract with ABC Baltimore-1) If the rehab takes longer than 120 days, the seller (ABC Baltimore) will pay us a rental guarantee of $1400 per month.2) If the house after rehab is completed appraises for less than our total purchase price of $106,000 then the seller will buy the house back.Assured by these guarantees in the contract, we signed the contract for $106,000.

The sellers have not been responsive when asked to provide that information, which is why I was wondering if it's a typical practice prior to submitting an offer. 

House was sold a year ago and sellers are threatening arbitration.

However, The seller has a high equity build up into the property of about 300k.

I have already shopped insurance, and the sellers are providing $5k towards prepaids/closing costs. 

That approach might not serve the seller well, especially since the goal is to genuinely help them by offering a reliable quick solution.My current thought is to focus on networking and building a solid and extensive buyers list and understanding their ideal investment criteria upfront.

So you had way too much product and less demand and the gross rents dropped a bunch.Somehow the smaller cabin rents went up though.

There is increasing supply as a result of increasing demand but the real question you're asking is whether it's going to lead to oversupply and lower rents or not.
