Once you have the grease out of the porous surface (maybe use a surficant like dish soap with a scrub brush, and let it sit, then hose it off--a few times).Just my 2 cents.

@Ron McGriff Yes, there are lower priced satellite commuter cities:  Buda, Kyle, Manor, Cedar Park, Leander, Del Valle. 

Those are the ones I made fun of on the satellite feed and on the podcasts like the one yesterday.

Just make sure you have a big credit card ready in case the water or sewer line breaks and you have to dish out $10,000 to dig up the road to install a new line, and maybe at the same time a tenant brought in bedbugs and all tenants immediately stop paying rent and later they all move out owing you thousands in back rent, eviction fees, etc.

Since I am house hacking,  it is very easy for me to "micromanage" the tenants, e.g. doing dishes, taking out trash, not leaving the place a mess. 

I like 3" better than 4 because it dishes more and carrys solids better with less water BUT not everyone has same opinion,,,namely inspectors that have to approve the install.
