Meanwhile, I went to a music festival that closed-IN people living in rundown apartment buildings.It was surreal.The city literally had an entire section of town off of Fremont St closed off, and people lived in government houses inside the festival.

I'm glad you mentioned the tenant listens to the Grateful Dead because I have insight on how to connect with a tenant with those musical interests.I certainly don't know your dynamic with the tenant, but I'm sure if you asked the tenant what his favorite tour year was, he will open up and tell you and also soften up and be easier to work with.

So Cal seems to be a little more immune to market corrections, but since townhouses are usually the first to depreciate before SFRs in a down cycle (from what I hear) I don't want to get caught without a chair when the music stops so to speak, especially if I don't see that this place would be a cash flowing property if I had to hold onto it.
