My observation about low income rentals is that your maintenance time and money may be more than it is worth.

In my limited exposure learning about vacation rentals, a common theme I have observed is that they don't cash flow very well, and their are often more expenses than initially realized.Although, they may not cash flow well it seems that using the property for your own vacation may be of some advantage, and a way to still benefit from owning one.I'm realize there are a lot of factors that influence the success of a vacation rental, but in general do most feel like the positives in this type of investment outweigh the negatives?

After years of standing on the sideline and wanting to get into REI I've finally decided it is time to bite the bullet and stop being an observer and start being a player, and I am so excited to get started.

My advise would be to look at similar homes in the area that have sold and observe what they have that your home does not.

Observe social distance in this case and have a "sanitized packet" to leave with them.
