Borrower shall occupy, establish, and use the Property as Borrower’s principal residence within 60 days after the execution of this Security Instrument and shall continue to occupy the Property as Borrower’s principal residence for at least one year after the date of occupancy, unless Lender otherwise agrees in writing, which consent shall not be unreasonably withheld, or unless extenuating circumstances exist which are beyond Borrower’s control.So you have one instrument saying it is Primary and the other saying it is Investment.

Hi Ertha,We have been flipping in Toledo since 2014.One of the first companies to do as many deals as we have 👍We get a lot of deals from wholesalers, disposition managers and believe it or not Craigslist.I feel like there is always a deal to be found on Craigslist.You have to have feet on the ground to inspect, be quick and close with cash.The good one's don't last long.Thus the importance of establishing the right people on the ground before investing in a specific market.Wishing you much success

Can someone please recommend me a good insurance company that covers lost rental income preferably in Florida.I would really like to know how you guys survived the Pandemic since there were Lockdowns and many people lost their Jobs and thus could not pay rent.I know many well established companies that did not survive it.There are speculations that we could go back to those dark days, and it could lead to loss of rental income.

And, to top it off, as you know, there are more units in construction in Tulum than there's in Playa, even though Playa is 6.5 times the size of Tulum.Then, land is much more expensive in Playa than it is in Tulum and the construction costs are pretty much the same and Playa is also a more established destination.
