I had a real estate agent represent me however they did nothing to uncover this.

If the work was actually done, you just need to have it inspected and it may require uncovering part of the work.

I want to be fair and don't want to take advantage but I don't think it's fair that I incur the expense of newly uncovered repairs.Watdoyathink?

Analyze 3 deals a day (@Brandon Turner probably said that before) and let that be your guide to digging into what ever question you uncover.

With this City Council in Seattle, sounds as likely as the Sonics coming back to Seattle.

But my sense is that the numbers are tighter than they'd like them to be, the deals are fewer and far between, and the time and money needed to uncover those deals is rather high.

I would also make sure your partner has a nice network of investors/cash buyers so you can close the back half of the deal.Looks like you're on your way, nonetheless, and taking action is usually the toughest part, so nice job.
