The BRRR method that BP promotes is a great one, and is almost the only way to make a grade A neighborhood home cashflow.

The open spaces act as a chimney and promote the spread of fire when it occurs.

My worst mistake when managing my own rentals has been "a belief that bad renters will do what they say.

I am currently focusing on promoting "Creative Finance" (Rent To Own, Deposit Finance etc) which is not a big thing here at all and have some new (apartments) and existing properties which are attracting a huge amount of interest.

To me, as long as you are getting their FICO score (Not the Vantage score b/s that they are promoting), criminal and eviction history, you are pretty much set.

As well, have you ever heard of situations where the GP takes a 50% cut on the appreciation of the asset upon sale, instead of just sticking to the normal waterfall/promote structure?

My first thought after reading your post is to break through the limiting belief that you're from a small town and that can be a barrier to you.

I assumed (my fault, as they say never assume because it makes an *** out of U and ME) that this entire site promoted the creative and different approaches that we all take the real estate as opposed to trying to lump my story (again, i'm just starting out so it's not a very long one) in to a predefined category of what IS and ISN'T a success or considered real estate investing to begin with.
