Thanks for heads up, so if tenant would slip / fall in lobby and have a medical claim that would be covered by HOA insurance ?

I've seen a handful of conversations on here in regards to renting to doctors, lawyers, "professional tenants", but haven't seen this topic before: Would you rent to a fellow real estate investor?

I am in the medical field as a profession and a Licensed Mortgage Broker since 2008.

Duplexes to Quad's 2011, large multifamily and STNL ( single tenant net lease ) 2012,2013, and retail strip centers and medical office 2014,2015.There is still tread left on retail. 

What are the obligations of a California SFH family of owners who rent the attic (which is one big finished bedroom with private bath) out to a single man who went missing the 2nd of the current month we now find out he was pulled out of his rental car and extradited from California to New York on a warrant out for his arrest for a DUI accident that happened 2 years ago.Details of the accident not that have a keen interest but for what its worth will share his story: victim, a retired man, who sustained a brain injury 2 yrs ago from that incident, has apparently taken the turn for the worst and decided to press new charges for new medical costs and decline in mobility/quality of life, stress, anxiety etc for the accident 2 yrs ago which insurance paid out but victim wants the settlement amount (175k) a second time over? 

It's at walking distance from the University and a brand new hospital that will also serve to educate the new doctors.

I have a few people family included, possibly even my doctor lol that have come to me and brought up the fact that they would like to invest in my business.

I'm also employed full time as a marketing executive in the medical device industry; real estate is a passion and pursuit but isn't my j-o-b.Near my investment properties is a 37-unit  with paved off-street parking lot, combined with a few rental houses that are adjacent to it.
