Hey BP team:I am in contract on a multi -family in South Bend Indiana.

My agent in particular has been bending over backwards to help me find a place, even more so because I'm out of state and investing long distance.

I'm in Mission Bend, any suggestions for this region (Sugar Land/ Richmond)?

Hi,My name is Wes Short, I'm from South Bend Indiana, and I was wondering what seasoned investors like to see when a newbie asks them for help and what are seasoned investors favorite ways that a newbie can bring value to a mentor.

I've had one rental for 3 years and the other for 2.5 years and haven't been able to increase the rent (Mission bend area).

While neither I, nor those with far deeper economic credentials, can tell you when the train will stop, or whether it will fly off the tracks at tight bend, the further real estate prices diverge from underlaying economic fundamentals the greater the possibility the ride comes to an abrupt stop - even if it later picks up the pieces and gets back on the track.When the music does stop, there will be a lot of folks looking for a place to sit down.

I just ran across this when looking for local real estate investors, developers, etc. in Bend Oregon.

Not suggesting to buy something cashflow negative, far from it, just pointing out a few reasons why buy-and-hold folks in California thinking big picture in 5 or 10 year timeframes often bend a bit on those 'rules.' 

I live in Bend Or. and the family wants to move to Texas.

Originally from Chicago but moved to South Bend, Indiana 3 years ago and became a new home owner about 8 months ago.
