I'm not enthralled with this strategy because (1) should tenant go belly up, you may have a lot of trouble re leasing the property without making further modifications (2) one tenant default equals 100% default and (3) credit tenants pay only enough rent for low returns.

Not sure if maybe I can get this done for a lot cheaper in Bergen county or not, but at this point I'm willing to say that the juice is simply not worth the squeeze.

I can tell you range quoted is not real world use.. you never run it to empty you can do major damage . plus if they are rated at 230 miles your realistic range will be 75 to 80% of that then subtract at least 20 miles so you dont run out of juice and really damage your vehicle.so for sure you need the 320 mil range which works out to about 250 to 275 in the real world ( not including towing anything that really degrades miles as you noted).
