Happy 50th anniversary to the Fair Housing Act everyone!

I have a couple of friends that have houses up in the hills there and I know that there's a handful of celebrities living in the area as well. 

Unless you are a famous celebrity who has paparazzi around you, not sure why people spend all this extra money on trying to hide their identity Starting in 2024 and 2025 LLC’s with the corporate transparency act most of this goes away anyways.

Was thinking in the operating agreement there would be a section for exit, where on annual anniversary dates either partner could exit with xx days notice, remaining partner has initial rights to buy out partner based on then current appraised value + any accrued equity.

There are any number of reasons a seller might not want the house on the MLS (celebrity, domestic concerns, etc…).See what the agent is offering and ask if they are willing to pay a buyers broker commission if you were to bring your own agent into the deal.

Hello all,I've been a BiggerPockets member for quite some time now, and on SEP 30 marks my one year anniversary of being a homeowner.

Over the year I've had to replace tenants, complete repairs, the normal landlord stuff...and now I am facing, what may be, delivering my first 'Notice to Quit'.Because this is a house hack I've installed a separate washer and dryer hookup (about $2k to have the electric ran and water lines installed) and machine (washer/dryer combo that I bought for $120 from a friend) in the basement for the 1st floor tenants to use since my spouse and I bought our own for our first anniversary together in the property, which is also located in the basement.

As of now they take the 1st month's rent for a new tenant and 7%/mo there after and 25% on the lease anniversary if the tenant renews the lease. 

She found a higher paying job in LA and celebrated right before she left.
